What is a manufactured home?

<<>> A manufactured home is a factory built home. If the home is a doublewide, the home is seperated into two pieces. If the home is a triple-wide, then the home is located in three pieces. If the home is a singlewide, then the home is located in one piece.

A manufactured home is identified by three main characteristics. The home has moved to the site via wheels and an axle. The manufactured home is set in its spot. To be considered “real property” the home will need to be tied down properly so that the home can not be easily damaged by a storm or moved.

A manufactured home will have a set of HUD tags (HUD certification Label) attached to each section. These are usually located on each end of the home. These are extremely important when selling or refinancing the home, as the bank will use these HUD tag numbers to identify the home. Without these tags firmly attached to each section you may have difficultly selling or refinancing your home.

A manufactured home will have a HUD data plate/compliance certification. Usually, this is a piece of paper that is located under the sink. There will be a picture of the United States at the bottom. This paper will identify the HUD tag numbers located to each section of the home and other basic information that is important to refinance or sell your home. Do not remove this paper for any reason.

A manufactured home will always have a metal or steal chassis system as seen from the crawl space.

All manufactured homes built after June 15, 1976 will have the tag numbers attached to each section, have a metal chassis system and should have a HUD data plate/compliance certification inside the home.
