The best home improvements that add value might not be what you think. Find out eight home improvements and amenities that might help sell your home but may not help when refinancing your home. There are a variety of home improvements that are difficult to support a dollar amount for. One improvement will most likely not sell your home or not even increase the value of your home, but multiple improvements may cause your home to sell for top dollar or sell faster than any home on the market. Many of these items are given no value for the purposes of market value, but make no mistake some of these items are the man reason why the owners’ of the home purchased the home. In some cases, it is simple as a wood deck. In other cases, it is the views of the city from the front patio. So why would you want to install any of these items? This is because you want them. If you want them, many other people in the market may want them. If you design the correct combination of items, the probability of selling your home increases. Below you’ll find 11 amenities that will usually cost more dollar for dollar than they cost to construct or buy-but if your combine those to appeal to the correct buyers and you’ve just sold your home.
Above ground swimming pools
Above ground swimming pools are defined by a pool that is located above the ground. Home owners’ will spend real money building a permanent deck around there above ground swimming pool. Most appraiser will give little to no value to this type of improvement. I’ve seen some cases where the above ground pool and deck is an extension of the deck from the home. These types of set ups are cheaper to install than an in-ground swimming pool. If these pools are taken care of, they have high appeal in some market areas. If not, no big deal, you can remove the pool and redesign the decking. If you allow your pool to get green and grow moss, it’s got to be one of the biggest eye sores for your entire home. It’s like a mole on your nose or the zit on your chin. Don’t neglect the maintenance of your pool. This will not only show the buyers that your pool looks broken, but how difficult it is to maintain. If you make sure that safety fencing installed, this will appeal to children and adults.
Hot tubs
Hot tubs can be built into the deck or freestanding on top of a patio. A hot tub can be enclosed. In all cased a hot tub is given no to little value as this item is considered personal property. In saying that, I’ve gone to some homes where the hot tub has been removed from the deck and boy does it look ugly? While no value is given to this item, if it is not part of the sale, make sure there’s not a hole in your deck from where you removed your hot tub. This is a safety hazard and will have to be repaired anyway. If you maintain your hot tub, this will appeal to parents, singles and couples that dream of relaxing in their hot tub after a long day at the office.
Play forts and children’s play areas
These types of structures can be a significant investment. I’ve seen structures that cost $1000 of dollars or more that include climbing faces and play forts that match the home. For the purposes of the appraisal, this play fort and children’s play are given no value for the purposes of the appraisal. If you paint your child’s play fort that matches the home, it will appeal to children and parents alike. Personally, this appeals to a larger number of potential buyers in the market, as children like this, parents like this and if your grandparents you like this, because you’ll have a place your grandkids can play when they come over.
Blinds
Some people spend real money on specialty items such as wood blinds. Blind won’t add any supportive value to your home. Only add custom blinds to your home if you want to. Most likely these items will not increase nor decrease the value of your home. Don’t go overboard on this one. I’ve seen some home owners spend massive amounts of money on these types of items. These items appeal to the women of the home. As long as you don’t spend too much money on this, you’ll probably be okay.
New door knobs
give a nice touch to your home. These types of improvements will be noticed by potential home buyers, but as long as your home offers functional door knobs that are not broken, they will be given the same value whether they are new or old and long as they look okay. This will be notices by men and women
A new deck or patio
can be expensive. Decks are popular. They add additional outside living space to the home. Some home owners add outdoor kitchens and BBQ grills to the deck, outdoor fireplaces and decorations that match nicely with the deck and the patio. Usually appraisers will not adjust much, if at all for a deck. I never adjust for decks or patios. Why, because there is little support to make an adjustment for such items. MLS data usually tells you if you have a deck or not. The realtor does not go into great lengths explaining the deck. For these reasons, a deck is a deck. But a deck may be the one item that sells your home even if the appraiser won’t give it much value. This improvement is noted by men and women and those who enjoy entertaining.
A new front door
is the first thing that you see when you come to the home. If you have a functional font door, this is most likely all that will count for the appraisal purposes. When selling your home, the font door matters. It doesn’t seem like much, but the potential buyers, it will be the selling point of the home.
A parking spot for the RV
RV is a high demand area for some buyers. This will not add a dime to the appraisal value of your home, but what if your home sold first or your home sold because your home offers RV parking. Some homes in larger cities make newer homes that do not offer RV parking and the lots are too small to allow for RV parking. If you have a choice, make or buy a home with additional parking to the side. Many home owners want a place to part their boat, RV or other toys. They don’t want to park these items on the street to get ruined or just to look ugly.
