A word of caution about buyers agent and a Sellers agent
<<>> A buyers agents and sellers agent is suppose to work directy with the buyer or the seller. If you hire a buyers agent, this means that they will help you buy a home. They get paid a commission when the buyer purchases a home. The commission is split four ways. For example, if the commission is 7% each realtor and the offices in which they work will get 3.5%. So each realtor may get 1.75%. If the home is not purchased, neither agent will get paid. The last time I was buying a home, my agent talked me into an offer that was higher than I wanted to make. I found out later he suggested this not so that I would lose the deal, but so he could make a sale. So instead of looking out for me, he was looking out for himself. While buyers’ agents are supposed to represent the buyer, this is not always the case. They may be representing themselves. I know that you’re supposed to trust your agent, but be careful and think for yourself, or you may be convinced to purchase a home for too much money. You’ll have to pay for your mistake for the next 30 years or until you sell your home. Sellers agent is hired by the owner of the home. This agent will list the property in MLS and market the property in order to attract buyers. The seller’s agent will represent the owner of the home. It is in the best interest for the seller’s agent and the buyer’s agent to work together to make sure the home is sold. This is because if the home does not sell, neither the seller’s agent nor the buyer’s agent will get paid. I’ve seen some realtors that will work with the buyer’s agent to be sure that the home get’s sold. Other times, I’ve seen realtors that are clearly working and working hard for the sellers’ or the buyers’ like they are supposed to. The moral of the story is to be careful. It is difficult to locate the professionals that are doing their job the way they are supposed to.
