How to select a location for a manufactured home?

<<>> I went to a manufactured home retail store to find a home. I found a home that I liked, but after this I wasn’t sure what I was going to do with a manufactured home with no place to put it. I spoke with the salesman about this and ,surprisingly, he did not have any clear suggestions. Years later I found out how to find a spot to put a manufactured home.

Here are three choices to find a location for your new manufactured home.

Find a realtor that has access to MLS (multiple listing services). Your realtor will be able to provide you with listings of land for sale in your area. More importantly, the land listings will need to be approved for a manufactured home. This is important, as some parcels of land will not be zoned to allow a manufactured home. If your realtor provides you with land listings, make sure you call the assessors office and zoning to be sure you can place a manufactured home on the land.

Locate manufactured home parks in and around your area or places that you’d like to live. Speak with the manager of the park to see if there are any available spots to rent. You will be renting the land and paying payments on your manufactured home. Make sure you read and understand all of the regulations before you move your new home into the park. Many of the parks have age restrictions or will require you to make improvements that will be difficult to recoup. For example, when I looked at one newer manufactured home park, they wanted me to pay all of the money for the installation of the road, the curbs and specific landscaping.

Find a parcel of land that will accept a manufactured home and rent the land. This will allow you to have more freedom and many times these parcels will have more privacy than manufactured home parks. Keep an eye in your local paper or ask your realtor for help. They may be able to find land rentals in their local MLS.
