Does skirting increase your manufactured home value?
<<>> There’s a big misconception about items that increase or decrease your home value. The skirting of your manufactured home is the material that is placed around your manufactured home. The function of the skirting is to help regulate the temperate under the manufactured home and to keep rodents and other items from getting under the home. I’ve seen metal skirting, block skirting and wood skirting. Metal skirting is one of the most common items that I see installed on manufactured homes. Wood skirting is often used for newer homes, but sometimes this type of skirting is used for older homes. Block skirting is the most durable and expensive type of skirting to buy and install. Does one type of manufactured home skirting increase the value of your home over other types of skirting? No, regardless of the cost to buy and install these items, the skirting will not increase nor decrease your manufactured home value. Do you know why? The appraiser will look for comparable manufactured homes based on the square footage of your home. The most important criteria will always be to select manufactured homes with similar location, square footage, lot size and outbuildings and other major criteria first. Only if there is a clear relationship of value, can the appraiser give you a dollar adjustment for your quality skirting. Skirting is not located on the appraisal form as a major item in determining your home value. Secondly, the chances that the appraiser will have enough data to compare different types of skirting are slim to none. If the appraiser can’t prove skirting value, no dollar adjustment will be given. In conclusion, if you have a choice of installing different types of skirting for your manufactured home, choose what you can afford and what you like, because regardless of the type of skirting for your manufactured home, there is a high probability that the type of skirting will not give you $1 of increased home value.
