4 requirements to make your manufactured home pass an appraisal inspection

<<>> 1. Make sure your manufactured home is properly tied down. The appraiser will have the lender order an engineering certificate that will check to be sure that your home meets FHA guidelines in regards to being tied down. What this means is that if you open up the door that goes into the crawlspace of your home, you will normally see concrete blocks located under the floor beams. The concrete blocks will be sitting on a concrete pad. There will be steel bands located around the steel manufactured home beams and they will be tied to the concrete pads. These tie downs will be located around the home, so that the home will not blow over in severe storms.

2. All pre-1978 homes must be scraped and painted if the paint is peeling or there is exposed wood around the exterior of the home. Be sure to check around the windows seals, the door seals, and the eaves of the home. Be sure to check for peeling paint around all outbuildings, fencing and barns.

3. There are two HUD metal tags attached to each section of the manufactured home. Make sure that these are not covered up. Do not remove these or paint over them. Many times when I look for these tags, they've been painted over or worst yet, they have been sided over. If these tags are not available,your home may not be financeable.

4. Make sure that there is a piece of paper that is usually located under the sink or located on the inside of the kitchen cabinets. It is usually a full sheet of paper with the bottom half being a map of the United States. This is the HUD data plate/compliance certification. These HUD numbers must match the tag numbers located on the exterior of each section of the building.
